2. SCOPE AND ACCEPTANCE
These Terms govern use of the JEB Homes website, consultation bookings and purchases of Ready-Made and Bespoke Furniture through the website.
A Client accepts the applicable Terms by using the website, submitting an enquiry/form, booking a consultation, placing an order, making payment or otherwise proceeding with a website transaction. A separate service policy, order confirmation or written variation forms part of the contractual framework where applicable.
Mandatory rights and remedies under Nigerian law prevail over any inconsistent provision.
3. DEFINITIONS
Client/Customer means the person or entity purchasing or receiving JEB Homes goods or services.
Consultation means a consultation service booked through JEB Homes, including physical/site consultation where applicable.
Bespoke Furniture means furniture designed, customised, manufactured or specially commissioned for a particular Client or Project.
Ready-Made Furniture means a product offered for sale without material custom manufacture for a particular Client.
Working Day means a day other than Saturday, Sunday or a public holiday in Nigeria.
4. WEBSITE USE
JEB Homes will endeavour to keep website information accurate and current.
Product images, colours, textures and finishes may vary within reasonable limits, particularly for natural or handmade materials.
Clients must provide accurate and complete information when using forms, booking consultations or ordering products.
The website must not be used unlawfully, to obtain unauthorised access, interfere with operation or misuse JEB Homes content.
5. CONSULTATION
5.1 Booking and payment: The Client selects a consultation, completes the “Tell Us About Your Space” or equivalent form, provides project/location information and is shown the applicable consultation fee where automatic pricing is available. The consultation fee is 100% payable upfront. A consultation is confirmed only after successful payment confirmation.
Following confirmation, JEB Homes will notify the Client and the Client should expect contact from the customer service line regarding the consultation.
5.2 Scope: Depending on the purchased service, consultation may include discussion of the Client’s vision, assessment, measurements where applicable, site inspection(s), logistics, design concept discussion and moodboards. 3D design/visualisation is excluded unless expressly purchased.
5.3 Cancellation and Rescheduling
(a) Cancellation before JEB Homes has commenced any arrangements for the Consultation:
Where the Client cancels the Consultation before JEB Homes has commenced any material arrangements or incurred any third-party or other non-recoverable costs specifically relating to the Consultation, the Client shall be entitled to a refund of the Consultation Fee, less any actual bank, payment-processing or transfer charges incurred by JEB Homes, subject to applicable law.
(b) Cancellation after JEB Homes has commenced arrangements:
Where the Client cancels the Consultation after JEB Homes has commenced arrangements for the Consultation, including but not limited to the purchase or reservation of flights, accommodation, local transportation, airport transfers or other travel and logistical arrangements, JEB Homes shall be entitled to deduct from the amount paid by the Client all actual, reasonable and non-refundable or non-recoverable costs and expenses already incurred or irrevocably committed by JEB Homes in connection with the Consultation, together with applicable bank, payment-processing, transfer, cancellation or administrative charges.
Any balance remaining after such deductions shall be refunded to the Client, subject to applicable law.
(c) Cancellation close to the appointment date:
Where the Client cancels within 72 hours of the scheduled Consultation, JEB Homes may retain the portion of the Consultation Fee reasonably required to cover the costs and expenses described in Clause 5.3(b). Where such costs and expenses equal or exceed the amount paid by the Client, no refund shall be due, subject to applicable law.
(d) Same-day cancellation or no-show:
A same-day cancellation, failure by the Client to attend the scheduled Consultation, or failure by the Client to provide access to the agreed consultation/site location shall ordinarily be non-refundable, without prejudice to any mandatory rights available to the Client under applicable law. Any additional costs reasonably incurred by JEB Homes as a result may also be payable by the Client.
(e) Rescheduling by the Client:
The Client should provide at least 72 hours' notice where the Client wishes to reschedule a Consultation. Rescheduling is subject to JEB Homes' availability.
Where the Client requests rescheduling with less than 72 hours' notice, JEB Homes may treat the request as a cancellation or require the Client to pay reasonable additional costs arising from the rescheduling, including non-refundable or non-recoverable travel, accommodation, transportation, booking or administrative costs.
(f) Costs incurred before cancellation:
For the avoidance of doubt, the fact that the Consultation has not yet taken place shall not prevent JEB Homes from deducting costs that were incurred or irrevocably committed before the Client's cancellation, provided those costs were reasonably incurred in preparation for or in connection with the Consultation.
(g) Cancellation or rescheduling by JEB Homes:
Where JEB Homes cancels or reschedules a Consultation for reasons attributable to JEB Homes, JEB Homes shall offer the Client a reasonable alternative date. Where the Client does not accept the alternative, the Client shall be entitled to a refund of the amount paid for the Consultation, subject to any applicable rights and obligations under law.
6. FURNITURE SHOP
JEB Homes may sell Ready-Made and Bespoke Furniture. Unless otherwise stated, Shop purchases require 100% payment at checkout.
6.1 Product information: Where applicable, product pages should state material, dimensions, finish/colour, quantity, availability, price, delivery estimate, installation status and warranty information. JEB Homes will endeavour to ensure descriptions are accurate and not misleading.
6.2 Ready-Made: Returns are not ordinarily accepted merely because a Client changes their mind where the product is not defective, damaged, materially different from the order or otherwise subject to a mandatory remedy.
For legitimate defect/damage/non-conformity, JEB Homes may assess and provide an appropriate lawful remedy including repair, rectification, replacement, agreed upgrade, refund where legally required or another lawful remedy.
6.3 Bespoke: Because Bespoke Furniture is made specifically for the Client, change-of-mind cancellation/refund will not ordinarily be available after production/fulfilment has commenced, subject to applicable law and mandatory consumer remedies. Defective or materially non-conforming bespoke goods will receive an appropriate lawful remedy.
7. ONLINE CHECKOUT AND RECORDS
The Shop checkout should require affirmative acceptance of applicable Shop Terms, Delivery/Returns Policy and Privacy Policy before payment, where technically practicable.
JEB Homes may retain electronic records of orders, confirmations, invoices, payments, approvals and communications. Electronic approvals/records may evidence instructions or acceptance where legally permissible.
JEB Homes will provide appropriate receipts, invoices or transaction records as required by law.
8. DELIVERY AND INSTALLATION
Delivery charges are calculated at checkout by location.
Ready-Made Furniture is expected within approximately 5–10 Working Days, subject to availability and circumstances beyond reasonable control.
Bespoke production/delivery estimates are communicated at order and may vary with specifications, materials, production and supplier conditions.
Bespoke installation is included where required and priced within the applicable scope. Ready-Made installation is separate/optional unless expressly included.
Client must ensure reasonable access, clear routes, lifts/stairs and suitable installation space.
If delivery fails due to Client unavailability, unsuitable/incorrect address, lack of access or other Client-caused reason, Client bears reasonable return, storage and redelivery costs.
Where Client-caused circumstances prevent acceptance after proper tender of delivery, JEB Homes may reschedule and charge reasonable storage/handling costs after reasonable notice.
9. RISK, STORAGE AND CARE
Subject to mandatory law and the order arrangement, risk in a product ordinarily passes upon delivery/acceptance, except where JEB Homes retains responsibility for installation or custody under an agreed arrangement.
Goods retained in JEB Homes’ custody due to Client-caused delay may attract reasonable storage/handling costs after notice.
Client must follow reasonable care/maintenance instructions. Failure to do so may affect warranty coverage to the extent permitted by law.
10. INSPECTION, DEFECTS AND WARRANTY
Client should inspect furniture upon delivery and report visible damage, missing components or obvious discrepancies as soon as reasonably practicable, preferably within 24 hours with photographs/evidence. This operational request does not exclude mandatory rights or latent defects.
JEB Homes provides a 12-month warranty for its own Bespoke Furniture against manufacturing/workmanship defects, subject to proper use and exclusions.
Covered defects may be remedied by repair, rectification, component replacement, product replacement, refund where legally required or another lawful remedy.
Exclusions ordinarily include normal wear and tear, misuse, negligence, accidental damage, unauthorised alteration/repair, failure to follow care instructions, third-party damage and reasonable natural material variation, subject to law.
11. NATURAL MATERIALS AND PRODUCT VARIATIONS
Natural/handmade materials may vary in colour, grain, veining, texture, knots, pattern and finish. Reasonable inherent variation is not necessarily a defect.
12. COMPLAINTS AND DISPUTES
Complaints should be submitted through JEB Homes’ stated customer-service channel.
Acknowledgement target: 2 Working Days.
Initial review target: 5 Working Days.
Resolution target: 10 Working Days where reasonably practicable; complex matters may require more time.
Client should provide relevant order numbers, photographs, documents and other information reasonably requested.
The parties should first seek good-faith negotiation and, where appropriate, mediation or another mutually agreed process. Nothing prevents a Client from approaching a competent regulator/court or exercising a non-waivable statutory right.
13. ELECTRONIC COMMUNICATIONS
The parties may communicate by email, WhatsApp, website forms, electronic invoices, PDFs and other agreed digital channels. Where legally permissible, electronic approvals and records may evidence instructions or acceptance.
14. PRIVACY
JEB Homes may process personal information necessary to provide consultations, manage orders, communicate with Clients, deliver products and comply with legal obligations.
A separate Privacy Policy address personal-data processing under the Nigeria Data Protection Act 2023 and applicable NDPC guidance.
15. LIMITATION OF LIABILITY
To the maximum extent permitted by law, JEB Homes is not responsible for loss caused by inaccurate Client information, misuse, unauthorised alterations, lack of access, Client-caused delay, failure to follow care instructions or circumstances beyond reasonable control.
Nothing excludes or limits liability, consumer rights or remedies that Nigerian law does not permit JEB Homes to exclude or limit.
16. NOTICES AND CONTACT

17. GOVERNING LAW
These Terms and the contractual relationship are governed by the laws of the Federal Republic of Nigeria. The parties will endeavour to resolve disputes amicably; unresolved disputes may be taken to a competent court or authority.
18. CHANGES TO TERMS
JEB Homes may update these Terms. Updated Terms take effect from their stated effective date and apply to future website use/transactions. Unless required by law or expressly agreed, updates do not retroactively alter existing orders.
19. SEVERABILITY
If a provision is invalid, unlawful or unenforceable, it shall be modified or severed only to the extent necessary, and the remaining provisions continue.
20. SERVICE-SPECIFIC POLICIES
JEB Homes may publish separate Consultation Terms, Shop Terms, Delivery/Returns Policy, Privacy Policy and Cookie Policy. Where expressly incorporated or presented before a transaction, they form part of the applicable contractual framework.
21. LEGAL AND REGULATORY REVIEW
JEB Homes Limited shall operate its website, consultation booking services and online furniture sales in accordance with the applicable laws and regulatory requirements of the Federal Republic of Nigeria.
Nothing in these Terms is intended to exclude, restrict or limit any right, remedy, obligation or liability that cannot lawfully be excluded, restricted or limited under applicable law.
Where any provision of these Terms is found to be inconsistent with a mandatory requirement of applicable law, that legal requirement shall prevail to the extent of the inconsistency, and the remaining provisions of these Terms shall continue in full force and effect.
These Terms shall be read together with JEB Homes Limited’s Privacy Policy and any other applicable policies or notices displayed on the website.
22. CLIENT ACKNOWLEDGEMENT
By booking a consultation, purchasing furniture or otherwise proceeding with a website transaction, the Client acknowledges that the applicable terms have been made available for review before the transaction, subject to mandatory disclosures and statutory rights.
